SERVICES

DOVE offer a variety of services: Masterplans to get the most from a property over time, Sketch Schemes to get your creative juices flowing, through to a Full Architectural Service where DOVE project manages through to completion. DOVE also offer a turn key service for those out of the country. 

HOW DOES IT WORK 

DOVE appreciate that clients need to meet the architect before committing to work being carried out, design is a very personal thing and you want to ensure that you can form a productive relationship. Therefore, a no obligation initial consultation is offered. Pending the initial consultation we will send you a written quotation detailing the work you would like to be carried out. If you are happy in principle with the quote, then a meeting will be arranged.

Initially, DOVE will arrange to meet with you to discuss your project in further detail so they can establish your requirements, your likes and dislikes and understand how the current space does and doesn’t work for you. They will establish whether there are going to be any planning issues or if there are any technical issues such as drainage that might alter how the project can progress. Following on from this consultation, written confirmation of DOVE’s terms will be requested at which point the Design Process can commence.  

CONCEPT    

DOVE will start by visiting your property to undertake a measured survey of the building and discuss ideas with you. They will look at how you live within your home, your personal style and how to achieve the best from your property. DOVE then look at ways to achieve the most appropriate design and are very aware of achieving best value and are always conscious of the ceiling value of a property.    

DESIGN  

DOVE will work through a series of creative ideas that will investigate how to achieve the best results, both for the occupants and the building itself. DOVE has a strong relationship with the local councils and through their high quality drawing submissions and developed relationships they have an incredibly high success rate for planning applications being approved.

BUILD  

Once planning approval has been gained, if required, DOVE move forward with the more technical side of the design. This involves ensuring that the conceptual ideas are followed through in the construction detailing of the project, this is particularly important for contemporary projects.

FEES

All fees our ex VAT so 20% will be charged in addition.

As all projects and properties are different, below is a rough guide as to what fees you can expect.

Survey –    3 bed semi  – £350

                        4 bed detached – £400

More complex properties eg. Properties with more than two floors or older properties with changes in levels and ceiling heights etc will be more.

Sketch –  Single storey permitted development type rear extension – from £950

  • Attic conversions – from £1,250
  • Two storey side / rear extension to bog standard house – from £1,500

Planning – standard planning applications where no design statement is required, and no issues anticipated – £450 per application.

Where planning permission is not required due to permitted development rights we always advise that a Lawful Development Certificate is applied for – £300 per application                                               

Building Regulations – £30 per sqm

From this you will have a good set of drawings that you can give to a builder to enable you to achive a fixed price for the main fabric of the works.

Full architects service – 10 – 15% of build none of the above services required.

Please note that fees do not include council application fees (planning / LDC /pre-app/ building regulations) – refer to council website for latest council fees, nor do they include structural engineers fees or DOVE architecture & interiors general expenses.
